Unauthorised buildings or buildings that do not comply with planning regulations are a frequent issue in Andalusia, especially in rural areas and coastal zones. For buyers and owners, it is important to understand whether a building is legally admissible, whether it can be regularised and which risks may arise before buying, converting or selling a property.

Before buying a plot or building, it should therefore be checked whether a building permit exists, whether the building complies with municipal planning, which use is permitted and whether protection rules, coastal regulations, access, distances or other restrictions apply.

Important note:
I do not support building works that are to be carried out without a permit or contrary to applicable planning rules. This is especially important for plots where a later regularisation is uncertain or impossible.

In areas such as Chiclana, El Palmar or other rural and coastal locations, a preliminary building-law check before any reservation, down payment or purchase decision is highly advisable.

If a building already exists, it must be checked in each individual case whether earlier permits exist, whether the deadlines and conditions for legal recognition may be fulfilled and which restrictions remain for renovation, extension, change of use or sale.
