Many clients initially assume that building in Spain is significantly cheaper than in Germany. In practice, this is now only partly true. Anyone who seriously compares new-build or renovation costs must first look carefully at what is actually included in each figure.

The cost references commonly used in Spain often relate to the Presupuesto de Ejecución Material, meaning the direct construction execution cost. In many cases, general contractor costs, profit, taxes, technical fees, licences, surveys and other additional expenses are not included.

A direct comparison between Spain and Germany is also not straightforward. In Germany, costs are often calculated by living area, while in Spain they are usually based on constructed area. Standards for thermal insulation, building services, finishes and comfort levels can also differ considerably.

In Andalusia, additional factors can have a clear impact on the budget: location and accessibility of the plot, sloping land, utility connections, geotechnical studies, structural requirements, planning procedures, archaeological constraints or protected buildings.

In renovation projects, the actual condition of the building is often only fully visible once works have started. Damp, old installations, damaged timber beams, insufficient foundations, non-compliant previous works or structural problems can significantly affect both cost and programme.

The availability of reliable contractors is currently also an important factor for both cost and timing. In many areas there is a shortage of qualified tradespeople and construction companies, which affects prices, deadlines and the planning of works.

Conclusion:
Building and renovating in Andalusia can be economically attractive, but it is not automatically much cheaper than in Germany. A realistic cost estimate should be prepared early, based on the specific plot, the existing building, the required standard and the actual scope of works.
